Kaş Town

The jewel in the crown

Kaş is a small fishing, yachting and tourist town. It is a district of Antalya Province of Turkey, situated 168km west of Antalya. As a tourist town it is relatively unspoiled.

Geography

The town of Kaş is situated on a hill running down to the sea. The district has a typical Mediterranean climate of hot, dry summers and warm, wet winters, which allows the growth of oranges, lemons and bananas. The lowland areas are also planted with cut flowers and a variety of fruits and vegetables, many are grown all year round under glass. The hillsides produce honey, and almonds, while at high altitudes there are extensive pine forests. The weather is drier at high altitudes. Although agriculture is still important, tourism is the main source of income in the district, which has many hotels and guest houses. About 6km offshore from Kaş is the Greek island of Kastelórizo (in Turkish Meis Adası).

History

Although the Teke Peninsula has been occupied since the Stone Age it seems Kaş was founded by the Lycians, and its name in Lycian language was Habesos or Habesa. It was a member of the Lycian League, and its importance during this time is confirmed by the presence of one of the richest Lycian necropolis. The ancient Greeks later gave it the name of Antiphéllos or Antíphilos, since it was the harbor in front of the city of Phellos. During the Roman period, Antiphéllos was famous for exporting sponges and timber. Pliny the Elder refers to the town in the fifth book of his Naturalis Historia. After 395 the town became part of the Eastern Roman Empire (Byzantine) and during the early Middle Ages was a bishop's see - and as Antiphellus is still a titular see.

Tourism

The tourist industry is centered on the pleasant town of Kaş, but many other coastal towns and villages in the district have plenty of accommodation for visitors including Kalkan and Gelemis. The district can be reached from both Antalya and Dalaman airports. Kaş itself is a quiet pleasant town with its blue sea and narrow streets scented with jasmine flowers. There are plenty of little guest houses, quiet cafes serving home cooking, or small bars to relax after a day's scuba diving. Kaş has an annual arts festival, jazz concerts in the Roman amphitheater and the Kiln Under the Sea arts collective have held underwater ceramics exhibitions here. Kaş is one of the leading spots for diving in Turkey. There is a diving school, many places with equipment for hire and at the port local divers offer courses. If you decide to try diving in Kaş you can expect to see a beautiful array of fish and other sea creatures like octopus and possibly dolphins, and also the wrecks of some ancient ships.

Places of Interest

The town of Kaş has a Roman amphitheater and many other places of historical interest; and it has spots of natural beauty, including excellent beaches, and a number of interesting caves, some of them underwater. The mountains behind the coast offer countless places for trekking, climbing and river rafting. The ruins of the ancient cities of Komba (in the village of Gömbe), Nisa, Kandyba, Phellos, Istlada, Apollonia, Isinda and Kyaenai. A popular excursion from Kaş is Kekova Island in the neighbouring district of Demre. Here in the magnificent bays you will see a surprising variety of wrecks of ancient ships and ancient cities sunk under the sea by earthquakes over the centuries. The sea is so perfectly clear that the details of city buildings such as staircases or columns can be seen from the boat. In December 2006 Kaş was added to the specially protected Kekova marine area in order to preserve its rich biodiversity.

Apartments for Sale in Kaş

The majority of apartments for sale in Kaş are located near the town centre. Most feature open plan lounge/kitchen and are available with 2 or 3 bedrooms. The 2 bedroom apartments generally range from 75 to 85m2 while 3 bedroom apartments are 90 to 110 m2.

New build apartments usually feature a shared swimming pool which is maintained for a cost of approximately £20 per month. All apartments are within 5 to 15 minute's walk from the beach and enjoy sea-view balconies with views over Kaş and out to the Greek Island of Meis.

There are also apartments available for sale on Kaş Peninsula, all directly on the sea-front. During the season apartments can be rented out for approximately £150 per week.

Villas for Sale in Kaş

Villas for sale in Kaş are primarily located on Kaş Peninsula. Land plots on Kaş Peninsula range from 1350 to 1600m2 and either contain a single luxury villa are divided to accommodate 2 or 3 smaller villas.

Luxury villas occupying the entire plot are generally 5 bedrooms with private pool and car parking space. The villas can be built up to a maximum of 300m2 not including terraces, pool and car parking spaces and to a maximum height of 6.5 metres terminating with a roof (as opposed to roof terrace). The general rule for building restriction here is 25% of plot size. All villas on the peninsula can be no more than 2 floors (duplex). Sea-front plots cannot be split and can be built to a maximum of 300m2 regardless of plot size.

The plot can also be split to accommodate 2 or 3 villas allowing either 2 villas of 180m2 or 3 villas of 125m2. If the plot is split into 2 then it is possible to build 3-4 bedroom villas with private pools and parking spaces. Splitting the plot into 3 allows build of 2-3 bedroom villas with shared pool.

All villas on the Peninsula are generally covered with local natural stone which has good insulating and waterproofing qualities, keeping the property cooler in summer and warmer in winter while also reducing maintenance costs due to not requiring paintwork to be maintained.

Land for Sale in Kaş

Building land is limited in Kaş Town centre but there are a variety of plots available on Kaş Peninsula and also in rural countryside locations such as Yeniköy, Çukurbağ, Bayındır, Sidek and other local villages. Regular half-hourly bus services run to these villages throughout the season and reduced service out of season. The land plots come in a great variety of sizes and locations some with sea-front locations, others in more mountainous areas enjoying views of the valleys and forests and fresher, cooler weather. Rural plots of land for sale are generally bigger and cheaper due to more availability of land in these areas. The building restriction is 25% of land area and the 2 floor rule still applies for any property constructed.

Purchasing Property in Turkey

Formalities required/to be observed

The process for buying and selling Real Estate in Turkey is considerably easier, faster and more reasonable than they are in many other countries. As long as the Real Estate is approved under the local or private construction regulations, it will be eligible for a Title Deed, making it able to sell, and in the event of death, buyer's immediate family will be able to inherit their property in their name. The transfer of the property is made by the Land Registry Office of the relevant district.
